01. Interested purchasers are required to apply in the prescribed application form with two (02) copies of photographs and the earnest/booking money. The forms can be collected from the office of the “Royal Home Ltd” or from any authorized sales agent.
Plots are to be allotted according to he choice of the applicant/purchaser on the basis of “First come First serve”.
The company will sign the deed with the applicant after the receipt of the full payment, in the case of one-time cash payment and after the receipt of the down payment in the case of installments.
04. All payments shall be made by bank draft / pay order or cash in favour of the “Royal Homes Ltd”.
Purchaser, who resides in abroad, may make payments in foreign exchange of the equal amount by TT, DD or may contact the company’s foreign office in this connection.
The purchaser must strictly adhere to the installment schedule to ensure timely delivery and development of the plot/s in question.
After the receipt of the full payment and the completion of the company’s project development, plots will be delivered with due demarcation of the boundaries. Registration process will commence after the transfer.
The purchaser shall bear all costs relating to the transfer i.e registration, VAT, documentation charge, stamp duty and all other related expenses.
The purchaser shall not without the prior written consent of the company sell, transfer or mortgage the plot to any third party till the transfer of the registered deed.
The main line connection of electricity and sewerage will be established by the company with the active assistance of the relevant agencies. However connection of these utilities from the main line to the purchaser’s own plots shall have to be done by the purchaser on his/her own expenses.
In case of surrender/cancellation of the allotment by the buyer or non-payment of installment beyond six months, Royal Homes Ltd. shall have the right to cancel the allotment. In such event, the amount paid to Company shall be refunded after 90 days by 3 installments, upon deduction of 10% of the total paid amount as cancellation charge and 10% of the payment received as service charge. Cancellation charge will be waived if the Allottee agrees to get refund the deposited amount after a period of 2 years with effect from the date of cancelation. Any other cash/equivalent benefit accepted under any promotional offer or any other circumstances; deduction of that amount is a must.
In the case of transferring your allotment right to any other person the Company will charge 1% as transfer fees on the total value of the plot, if the person is family member (Parents, Sister, Brother, Son, Daughter ) in that case no transfer fees will be applicable.
The company reserves the right to cancel any application of any purchaser at any time without showing any reason.
